Housing Counseling Services

H.O.P.E. Inc. offers comprehensive Housing Counseling Programs designed to support a diverse range of communitymembers, including potential homebuyers, current homeowners, and low-to-moderate income renters. Through bothone-on-one and group counseling sessions, we tailor our services to meet the unique needs of each household.

Our primary goal is to broaden housing opportunities and enhance financial well-being within the community. Weprovide a variety of services focused on key areas such as foreclosure intervention, homebuyer education, and financialliteracy. By equipping individuals and families with the knowledge and resources they need, we empower them tomake informed decisions about their housing options.

One-on-One Counseling

H.O.P.E. Inc. offers personalized one-on-one counseling to individuals who are facing challenges with their mortgages, providing guidance to help them navigate the steps necessary to prevent foreclosure and retain their homes. Our primary objective is to increase home retention for borrowers in mortgage default and minimize foreclosures. While crisis intervention has historically been a key focus of our programs, we have adapted to the evolving needs of the community and economy.

In addition, our financial capability program is specifically designed to empower consumers to develop and enhance positive financial habits, such as consistent saving and effective utilization of financial tools. This program equips participants with essential skills for saving, debt reduction, budget management, and the maintenance or improvement of credit scores. H.O.P.E. Inc. is committed to assisting households in improving their financial management practices, ultimately helping them achieve greater financial stability and well-being.

Education Programs

H.O.P.E. Inc. is dedicated to empowering new homebuyers through comprehensive group educational services. In addition to the homebuying process, we provide in-depth education on essential aspects of home maintenance and effective financial management, ensuring that new homeowners are well-prepared for the responsibilities that come with their investment. We recognized a significant demand for first-time homebuyer education within our community, prompting us to create educational services that offer robust support and guidance.

At H.O.P.E. Inc., we firmly believe that knowledge is a powerful tool. By educating homebuyers, we aim to provide them with a strong foundation for successful and sustainable homeownership. Our commitment is to ensure that every participant leaves our program feeling empowered, informed, and ready to embark on their journey as a homeowner with confidence and security.

Development of Affordable Housing and Management of Supportive Housing

H.O.P.E. Inc. currently manages residential developments funded by the Department of Housing and Urban Development (HUD) under Section 202 and 811 housing programs. These three developments—Charles, Mudd, and Werner—provide housing for the elderly and disabled with 33 units located in Prince George’s County and Charles County. H.O.P.E. Inc.’s Development Division is dedicated to revitalizing communities through a variety of impactful initiatives. Our projects include façade improvements and home modifications designed to assist seniors to age-in-place comfortably and safely. By enhancing the exterior and interior of homes, we strive to uplift neighborhoods and support residents in maintaining their homes.

The primary goal of our initiative is to expand affordable housing opportunities for eligible individuals and families. Whether through direct home improvements, community beautification projects, or specialized programs for seniors, we are committed to making a meaningful difference.

Rental Counseling

Rental counseling offers clients advice on analyzing a client’s affordability to rent as well as responsibilities of being a good tenant. Counseling also addresses tenant’s delinquency, assisting a client to create an action plan to address delinquency and avoidance of eviction. Clients will learn about fair housing laws, basic eviction process, timelines, and documents associated with the process for eviction. Also, landlord intervention and referrals to alternative housing once eviction is finalized.

CDFI – Certified Community Development Financial Institution 

H.O.P.E. Inc., as a Certified Community Development Financial Institution (CDFI), addresses affordable housing needs in Prince George’s County through financing tools like consumer loans for individuals facing debts and emergencies, and micro-lending for small business start-ups. Our H.O.P.E. consumer loan covers urgent expenses such as bills, repairs, and medical costs, with a convenient application process via LoanWell software, empowering individuals and businesses to manage immediate financial needs confidently.

United State Department of Agricultural (USDA 502) – MD 502 packet

The USDA 502 Direct Loan Program assists low- to moderate-income individuals in obtaining safe rural housing by providing payment assistance based on family income. These loans facilitate the purchase, construction, or renovation of rural homes, including essential water and sewage facilities, ensuring access to decent housing for those in need.

The Glassmanor-Oxon Hill Home Improvement Program  

Grant amount: Up to $10,000.00  

This grant is available for residents of the Glassmanor and Birchwood communities in Oxon Hill, Maryland. The purpose of this grant is to improve the facade of each property. Eligible residents must have occupied the property as their primary residence for at least the past 12 months. This grant is designed to assist low- to moderate-income households, including seniors, in enhancing the exterior appearance of their homes.

Grant amount: Up to $10,000.00 

The purpose of this grant is to improve the facade of property located in the following streets: 

Buckner Ln, Curtis Dr, Bellbrook St, Curtis Dr. 30th Ave, 31st AVE, 32nd Ave, Hillcrest Pkwy  

This grant is available to residents who occupied the property as their primary residence and have lived in the property for the past 12 months.  The grant is designed to assist low to moderate income households including seniors.

Grant amount: Up to $10,000.00 

The purpose of this grant is Implementation of minor repairs related to facade, home improvement and weatherization improvements.  

This grant is limited to the following streets in Downtown Waldorf: 

Old Washington Rd, Terrace Dr. Barrington Dr, Stone Ave, Copley Ave, Sloan Ave., Acadia Rd., Waddell Rd., Barksdale Ave., Waddell Rd., McIver Dr., Prentiss Rd.  

This grant is available to residents who occupied the property as their primary residence and have lived in the property for the past nine months.  The grant is designed to assist low to moderate income households including seniors.
